Transforming a landmark HQ

Henrietta House is a landmark headquarters in the heart of Marylebone, home to CBRE since 2011. Originally built in the 1990s, it needed a major transformation to meet modern sustainability and workplace standards. In 2018, we partnered with CBRE to expand and future-proof the building, increasing its size by 50% while avoiding extensive demolition.

Considering the local environment

  • Added a 50,000 sq ft extension in the courtyard without displacing tenants.
  • Retained and stripped the original building to its core, reducing material use.
  • Designed open, adaptable spaces to maximise flexibility and efficiency.

 

Reducing carbon at every stage

  • Reused existing M&E services, replacing only what was necessary.
  • Exposed services to reduce material demand.
  • Energy-efficient heating, lighting, and air conditioning improved performance, contributing to BREEAM ‘Excellent’ certification.
  • Natural materials like reclaimed timber, stone, and cork cladding minimised environmental impact.
  • Locally sourced furniture reduced transportation emissions.

 

A commitment to happiness

  • 330 bike spaces and end-of-trip facilities replaced executive car parking.
  • Wellbeing-focused design created an accessible, productive environment.
  • WELL ‘Platinum’ certification recognises its exceptional workplace health and sustainability.

  • 507kg CO₂e/m² upfront carbon emissions – within the 2020 LETI target.
  • 897kg CO₂e/m² Whole Life Cycle embodied carbon – outperforming RIBA’s 2025 target.
