Xeinadin expands at Maple House eight months after move-in

Accountancy firm doubles down on Maple with feature staircase connecting 16,643 sq ft across two levels.

Xeinadin has taken an additional floor at Maple House, 149 Tottenham Court Road, expanding to 16,643 sq ft eight months after acquiring existing tenant Silver Levene and moving into the building.

The accountancy and advisory firm, which employs over 3,000 people across over 150 offices in the UK and Ireland, is taking the 8,169 sq ft sixth floor in addition to its existing 8,474 sq ft on the fifth floor. Lazari will deliver a turnkey fit-out by June 2026, including a feature staircase connecting both floors.

Taking the additional floor was a straightforward decision as we expand our London team, and Lazari’s turnkey approach meant we could focus on our business while they handled the delivery.”

The fit-out will be designed by Team Projects. Lazari has delivered some of the largest turnkey lettings in the London market, including new UK headquarters for Diageo (100,000 sq ft), CBRE (150,000 sq ft) and Forsters (50,000 sq ft).

Maple House is a 178,300 sq ft mixed-use development originally designed by Sir Richard Seifert in 1976. Gibson Thornley Architects and MoreySmith have refurbished the building with hospitality-led interiors.

The one-acre Urban Forest at first floor level, designed by Studio ONB and delivered by the Landscape Partnership, has 92 mature trees reaching up to 8 metres in height. The landscaping supports biodiversity including solitary bees and house sparrows.

The Canopy, a 4,000 sq ft rooftop lounge with bar, flexible meeting rooms and outdoor terrace, completes in December 2026 with capacity for up to 240 people.

Maple House is part of Lazari’s Tottenham Court Road estate. Warren Street station is directly opposite. Tottenham Court Road station, with Elizabeth Line access, is 14 minutes’ walk. Other occupiers include UCLH and UCL, which recently took 45,000 sq ft across three floors. Xeinadin subsidiary Silver Levene moved to Maple House in July 2024.
