The Met Building at 22-24 Percy Street, Fitzrovia, has been shortlisted in the Refurbished/Recycled Workplace category of the BCO London Region Awards 2026, recognising Lazari’s comprehensive transformation of a 1965 modernist landmark. Avison Young’s new London headquarters, designed and delivered by Peldon Rose across four floors of the building, has been shortlisted separately in the Fit Out of Workplace category. Both will be announced at the London Region awards ceremony on 15 April 2026.
The double shortlisting comes as Lazari makes available the 4,523 sq ft 12th floor as a fully fitted space on a managed basis, with uninterrupted views across London and direct access to the Met Lounge, which is currently being reimagined by Signature London.
Originally built between 1962 and 1965 and inspired by the International Style of the same era, The Met Building underwent a £30 million transformation designed by Forme UK, completed in 2023. The brief was to reimagine the building for a new generation of occupiers: improving street presence, circulation and workplace flexibility, while introducing over 4,000 sq ft of outdoor terraces and the 13th floor Met Lounge, a café with a sliding glass roof and panoramic views across London.
The result retained the building’s original structure and envelope, a commitment to sustainable practice that the BCO’s Refurbished/Recycled Workplace category was created to recognise, while transforming its relationship with the people who use it. Circadian low-energy LED lighting, low-energy air ionisation, an energy-recovering lift system, 194 cycle spaces and WiredScore Gold connectivity were among the upgrades that brought a 60-year-old building firmly into the present.
Avison Young, the building’s largest occupier, described the entrance as “a space which hosts our customers, peers and colleagues together”, adding: “the outdoor spaces feel as though you are sat in a garden.”

Lazari and Signature have worked together across the portfolio for many years, most recently on the reception and atrium at 23 Savile Row. Their brief for the Met Lounge is to build on the architectural quality of the existing space, adding the warmth and comfort of a great hotel lounge: somewhere occupiers choose to be, not just pass through. The refurbishment will be complete when the 12th floor is ready to occupy.

The winners of the BCO London Region Awards will be announced on 15 April 2026 at The London Hilton on Park Lane. Regional winners go forward to the national awards, announced in October 2026. In 2023, Lazari won three BCO London Region awards: Best Corporate Workplace for CBRE’s headquarters at Henrietta House, Best Commercial Workplace for The Lantern, and Best Workplace Fit Out for Diageo’s headquarters at 16 Great Marlborough Street, which went on to win the national award in its category.
