Hera bar, luxury materials and newly commissioned sculptures bring the hotel experience to commercial tenants and their guests

Lazari has completed a £12.5 million refurbishment of 23 Savile Row, designed by architects MoreySmith to remodel communal areas and install state of the art systems.

A new entrance space features the luxury Hera coffee bar, open day and night, with a carved marble worktop that curves out from a timber base. Alongside, and benefitting from new acoustics and lighting, are lounge and dining areas. Above, a double-storey, cantilevered ‘pod’ in the atrium gives two tenant floors extra space and creates an internal balcony on the third floor.

Outside, a new façade has been extended from the original building line with bronze detailing to echo neighbouring buildings and the existing cast bronze sculpture by Joel Shapiro suspended above the entrance.

The turnkey refurbishment by specialist interiors contractor Signature London remodelled the entire reception, atrium and lift lobby areas and installed state of the art access control, building management system, security systems and lifts with destination control, all the time with tenants in occupation. At the rear, a fully equipped industrial kitchen now supports the enhanced hospitality offering.

The refurbished 23 Savile Row offers over 100,000 sq ft of contemporary workspace over six storeys to a mix of mainly financial, real estate and investment firms. A central atrium is flanked by virtually column-free workspaces with floor-to-ceiling windows on three sides, creating bright and open environments. The top two floors of the building boast spacious roof terraces, offering outdoor amenity spaces with sweeping 360-degree views over Mayfair. The building houses two large exhibition spaces operated by international art gallery Hauser & Wirth.

Nicholas Lazari, Director at Lazari, said:
“This super-prime building was already one of the leading commercial properties within the Lazari portfolio.”

“The reception now has a focal point and we have provided a best-in-class amenity and food & beverage offering to our tenants and their visiting clients. We’ve brought a luxury hotel service to them. Coming to work or visiting a business partner becomes a memorable experience.”

Built in 2009, 23 Savile Row was acquired by Lazari in 2019 for £277 million, making it the largest transaction in central London during Quarter 3 of 2019. The property was designed by Eric Parry Architects and awarded the prestigious West End Development of the Year at the Office Development Awards upon completion in 2009. It replaced Fortress House, the former headquarters of English Heritage.

MoreySmith and Lazari previously worked together on the award-winning refurbishment of CBRE UK’s headquarters, Henrietta House, in 2021.
