In partnership with leading architect Marks Barfield, Lazari transformed the building into an award-winning BREEAM Excellent development at a cost of £96.35 million. The project delivers 181,764 sq ft NIA of premium office space, 17 apartments, and vibrant street-level retail units and cafés.

The building’s iconic geometric, full-height glazed façade has become a prominent landmark for Tottenham Court Road. Designed with WELL principles at its core, the interiors prioritise natural daylight, clean air, and acoustic comfort. The development integrates green spaces with stepped terraces, pocket gardens, and ‘forest floor’ planting to create a harmonious connection to nature.

Sustainability was integral to the redevelopment, with 30% of the original structure and basement retained, 98% of waste diverted from landfill, and an impressive embodied carbon rating of 512 kg/m² GIA. Launched to the market in February 2023, the development is already 95.57% let by rental value. Global tenants include Fujitsu, Siemens, Microsoft (Zenimax), Tripledot Studios, Bauer Media, UCLH NHS Foundation Trust, and Bupa.

The Lantern has been recognised for its innovative design and sustainability credentials, winning the BCO Regional Award 2023 for Best Commercial Workplace.

Oxford Street

The Oxford Street estate spans 158,159 sq ft of prime office and retail space across six buildings, occupying an entire block at 90-114 Oxford Street, between Newman Street and Berners Street. Located opposite the Elizabeth line Tottenham Court Road station entrance, it includes 38,291 sq ft of retail across ten shop and restaurant units, 109,491 sq ft of office space, and nine modern residential units accessed from Berners Street. A block date has been arranged for 2031, with a masterplan being developed for the site’s long-term redevelopment.
