A Brutalist space reimagined as a workplace where well-being comes first

Maple House, a concrete Brutalist building designed in 1976 by renowned architect Sir Richard Seifert, had become an unloved landmark. Working in collaboration with architects Gibson Thornley, MoreySmith, and Studio ONB, we have reimagined the space to provide spectacular office facilities with an array of amenities. With a total project cost exceeding £55 million, the redevelopment delivers exceptional design and functionality while prioritising well-being and sustainability.

The reimagined Maple House will offer 110,000 sq ft of contemporary workspace across seven upper floors, centred around a one-acre communal urban forest. The development includes a remodelled reception, revitalised by MoreySmith alongside the common areas and 8th-floor hospitality spaces, a 4,000 sq ft club room, and an external roof terrace at the eighth-floor level. The basement provides best-in-class end-of-journey amenities, a 10,000 sq ft conference facility, and 8,000 sq ft of white box accommodation, while three allocated roof terrace floors further enhance outdoor space for tenants. The Courtyard and Category A fit-out, created in collaboration by Studio ONB and architects Gibson Thornley, seamlessly blend functionality with a strong focus on well-being and sustainability.

Practical completion of the entire development is scheduled for the end of June 2026.
