Henrietta House, CBRE’s EMEA headquarters, is a standout example of how sustainability and wellbeing can be integrated into an urban workspace. Originally leased by CBRE in 2011, the company partnered with Lazari and architects MoreySmith in 2018 to transform and extend the building into a world-class office environment. The result is a pre-let turnkey scheme that prioritises minimal environmental impact while creating a healthy, innovative, and future-ready workspace.

The award-winning building comprises 144,500 sq ft of office accommodation and achieved WELL Certification at the Platinum level—making it only the second UK building to achieve this for fully fitted premises incorporating both Cat A and Cat B under a single application. The project also holds a BREEAM Excellent rating and won the BCO Regional Award 2023 for Best Corporate Workplace.

Across ten floors, the design emphasises sustainability and employee wellbeing, with 80% of materials sourced through fair trade or salvage. Spaces are flooded with natural light and enhanced by features such as cycling facilities, wellness studios, outdoor terraces, a family room, and a library. This thoughtful approach has increased energy efficiency by 35%, despite the building’s size growing by 45%, and removed single-use plastics throughout the site.

The Oxford Street estate spans 158,159 sq ft of prime office and retail space across six buildings, occupying an entire block at 90-114 Oxford Street, between Newman Street and Berners Street. Located opposite the Elizabeth line Tottenham Court Road station entrance, it includes 38,291 sq ft of retail across ten shop and restaurant units, 109,491 sq ft of office space, and nine modern residential units accessed from Berners Street. A block date has been arranged for 2031, with a masterplan being developed for the site’s long-term redevelopment.
