An industrial icon reimagined as an Art Deco landmark

Greater London House is one of London’s most iconic buildings and a rare example of Egyptian Revival art deco architecture. Originally developed in 1928 as the Carreras ‘Black Cat’ cigarette factory, it has been transformed into a landmark workplace offering 376,000 sq ft of premium office accommodation, including the headquarters of global fashion retailer ASOS.

Its six storeys of spacious workspace are arranged around two central courtyards and a lightwell. The upper floors feature biophilic design, abundant natural light, floor-to-ceiling heights approaching 4m, and views over Regent’s Park. A significant internal reconstruction, completed in 2019, provided ASOS with additional space and enhanced facilities, creating an environment that supports innovation and collaboration.

In 2025, Greater London House will undergo a transformative £20m amenity upgrade. This project will introduce a stunning new duplex entrance and reception area, F&B hospitality space, communal co-working facilities, and enhanced terracing and roof landscaping, further elevating the building’s status as one of London’s premier office locations.

Located opposite the Elizabeth line Tottenham Court Road station entrance, it includes 38,291 sq ft of retail across ten shop and restaurant units, 109,491 sq ft of office space, and nine modern residential units accessed from Berners Street. A block date has been arranged for 2031, with a masterplan being developed for the site’s long-term redevelopment.
