A modern Mayfair office space reimagined

Lazari have moved to 28 St George Street, an attractive building in the heart of Mayfair, a comprehensive redevelopment to create a best-in-class luxury office building with exceptional amenities. Lazari will occupy the three lower floors as our new headquarters, while the three upper floors will be available for letting. The redevelopment will cost £17 million for Cat A works, in addition to the investment for the HQ fit-out, with an anticipated completion date of Q4 2025.

In collaboration with multi-award-winning architects Morrow + Lorraine, we are reimagining the building to reflect Lazari’s values, including our commitment to sustainability. Originally built in 2007 to complement the local Georgian architecture, the redevelopment will transform it into a modern, functional, and environmentally sensitive workspace.

 

Sustainability & Wellbeing

  • Re-use of steels to reduce embodied carbon by around 80%.
  • Re-use goal of 50% of total building construction materials.
  • 50% reduction in water use.
  • Reuse of existing high-value materials on site, such as Carrara marble.
  • Reuse of 25% and recycling of 100% of existing building materials.
  • Reuse of all possible existing slates and bricks.
  • All new timber to be FSC/PEFC certified.
  • Net zero carbon in construction by reducing the embodied carbon of materials and aligning offsets with BEIS guidance.

Office accommodation totals 42,923 sq ft, supporting a range of businesses with modern, adaptable workspaces. The 156,434 sq ft of leisure space includes a 90-bedroom Premier Inn and three health clubs, ensuring a balanced offering of convenience, wellness, and lifestyle amenities.

Oxford Street

The Oxford Street estate spans 158,159 sq ft of prime office and retail space across six buildings, occupying an entire block at 90-114 Oxford Street, between Newman Street and Berners Street. Located opposite the Elizabeth line Tottenham Court Road station entrance, it includes 38,291 sq ft of retail across ten shop and restaurant units, 109,491 sq ft of office space, and nine modern residential units accessed from Berners Street.
