A traditional style building transformed through recycling and reuse

Following the vacation of the former tenant, we prelet the building to leading West End lawyers Forsters LLP and worked with them to produce, on a turnkey basis, an exciting new headquarters at the forefront of interior design, sustainability, and technology. The scheme, comprising 55,374 sq ft NIA, was delivered in January 2024, transforming 22 Baker Street into a best-in-class office space.

The £28 million redevelopment comprises a complete internal and external refurbishment, achieving a BREEAM Excellent rating and an embodied carbon of just 196 kg/m². We also adopted a ‘donor-recipient’ building model—reusing materials in situ wherever possible, relocating them elsewhere within the building, or donating them to a nearby charity or recipient project, such as the Oasis Nature Building.

The result is a superior office space for over 500 people, meeting some of the market’s highest sustainability standards while showcasing efficiency and innovation in urban redevelopment.

The North London Estate is a diverse collection of 62 buildings, totaling 375,000 sq ft of retail, leisure, and office space, alongside 65 residential apartments. Spanning the London Boroughs of Camden, Haringey, Ealing, and Enfield, the estate plays a key role in Lazari’s portfolio, offering a mix of commercial and residential properties in well-connected locations. The 175,441sq ft of retail space is spread across 64 individual shop units, providing a varied shopping and dining experience. Office accommodation totals 42,923 sq ft, supporting a range of businesses with modern, adaptable workspaces. The 156,434 sq ft of leisure space includes a 90-bedroom Premier Inn and three health clubs, ensuring a balanced offering of convenience, wellness, and lifestyle amenities.

The Oxford Street estate spans 158,159 sq ft of prime office and retail space across six buildings, occupying an entire block at 90-114 Oxford Street, between Newman Street and Berners Street. Located opposite the Elizabeth line Tottenham Court Road station entrance, it includes 38,291 sq ft of retail across ten shop and restaurant units, 109,491 sq ft of office space, and nine modern residential units accessed from Berners Street. A block date has been arranged for 2031, with a masterplan being developed for the site’s long-term redevelopment.
