Lazari Finance provided two investment loans totalling approximately £17.3m to Praxis, secured against three well-located office properties—two in South Eastern England and one in Newcastle upon Tyne city centre. Acquired with partial vacancy, the properties required detailed asset management plans to enhance their value and long-term potential.
The financing supported significant capital expenditure, including the refurbishment of lettable areas, amenity improvements, and sustainability upgrades. In Newcastle, Praxis successfully delivered an EPC A/net-zero pathway asset, while new lettings were secured across all three properties.
Our lending structure was tailored to align with Praxis’ asset management strategy, incorporating bespoke covenants and flexibility to facilitate business plan execution. We continue to work closely with the borrower, supporting their efforts to drive rental income and asset value.
