A hybrid loan facility enabling investment and development

Lazari Finance provided a cross-collateralised investment loan facility of approximately £15m to a privately owned group, Lombard, secured against a mixed-use portfolio in West London. The portfolio includes properties let to strong tenants in the hotel, leisure, and retail sectors, alongside upper-floor residential accommodation.

As part of the facility, a tranche of development finance was structured to support the refurbishment of a vacant prime retail and leisure asset in Richmond town centre. The works included reconfiguring the ground and lower ground floors and converting the upper levels into high-spec residential units for letting.

Upon completion and successful lease-up, the asset transitioned into the stabilised investment loan facility. This transaction highlights Lazari Finance’s ability to structure hybrid funding solutions that combine investment and development criteria, providing borrowers with the flexibility required to execute their business plans.
